If your Project is unique it will require a bespoke service/process, which will follow the RIBA stages below. If not so unique it will follow the standard pricing under the 'Pricing Plan' tab.

 

Please contact us for a Consultation to discuss what your project objectives are and we can make sure you the Client are not charged for anything that is not necessary. That being said here is what we offer and the rates:

Stage 0-2:

- Desktop Study, Survey and Measurement of site.

- Client Budget vs Feasibility. Let see what we can realistically achieve. 

- Risk Analysis and Project Brief. 

- Mass modelling and its impact on the surroundings. 

- Preparing a case for Planning Submittal and engaging Planning Consultant Advisor for the best outcome with the council. 

- Depending on complexity of project a Design Programme, Responsibility Matrix will be put together and engaging key Specialist Consultants to inform the design. 

- Managing the Planning process to completion.

Stage 3-5:

- Spatial co-ordination with all key Consultants e.g. Structural, MEP, Fire Eng, Acoustic Eng, Planning etc...

- Dependent of project requirements and complexity. Using Clash co-ordination within Navisworks manage from a Revit model for further design resolution and eliminating any potential construction issues. 

- Detailed design drawings. 

- Appointing a good builder (Main Contractor). Putting together Contracts and agreeing responsibility to best protect our Client. 

- Communicating the design to the Builder, Manufacturer, and Sub-Contractors.

- Obtaining Programmes from the Builders and Project Management of all party's as necessary. 

- Reviewing manufacturing quality. 

- On-site Construction Progress Reviews and advising Builders.

Stage 6-7:

- Final Certificate Collation after Commissioning from Engineers. 

- Warranty Collation.

- Home User Guides where necessary. 

- Facilities Management Guide. 

- Defects correction.

Summary of Costs:

- An Architectural fee will typically range between 5-12% of the whole Construction Cost. 

- Alternatively dependent on project complexity and requirements we can provide an hourly rate or stage by stage fixed prices.
